Which Agent Staged It Better

Years ago, agents took their own pictures and nobody talked staging. I was just beginning to realize the importance of both staging and better pictures. So, I bought an expensive wide-angle digital camera and took lessons and a new style of agent was born! We had a client who referred her father to us to sell his home. Great! Met with the father and as we walked thru the house, I presented suggestions on how to make the home more appealing to buyers. We reviewed the comps and the home was not worth quite as much as he hoped. The father needed time to think about it all. That night, our client called and told me I had upset her father with my suggestions and price…he was going with another realtor. I apologized for upsetting him, certainly not my intention. Weeks later I get a phone call from her father…would I still be interested in selling his home. Apparently the agent had told him his house was fine the way it was and that it was worth more as well. Three open houses, no offers, he told me he would do what he needed to do to get his home sold. I remember as I was rolling up the living room rug, him standing in the dining room door way asking me, “Do you really have to do this?” I assured him it would help sell his house…realizing to myself, of coarse this upsets him. I took the pictures and priced the house according to the market…about $20,000 less than he hoped and after the first open house with three offers, his house sold. Today I no longer take the photos, we hire the best real estate photographers who also offer aerial photography where required. My attention to staging and getting your home ready for sale has not changed…except for maybe more understanding of how changes can affect home sellers emotionally
