Getting Your Home Sold Is More Than Pretty Pictures
In this recent Team Webster case study, a previous Realtor listed this house for $300,000. No attention to staging, no attention to photography and no attention to pricing correctly in the neighborhood. The house was also a resale in a neighborhood that still offered buyers new construction options. That alone can be tough competition! The previous agent did one price reduction ($295,000) and after 144 days on market seller withdrew the listing. One other fact…Team Webster was invited to list the house initially, but the seller wanted a price we felt was too high and also wanted a discounted commission; which would not allow us to offer the services we provide...so we walked away.
Life goes on and to our surprise the seller called and asked if we would still consider listing the house. We talked and the seller agreed to a new price and agreed to our commission that allowed us to do our job. We listed the house at a starting price of $289,000 and went to staging the house and hired a professional photographer for HD pictures. Competing with the new construction was a small challenge, however, after 43 days on market the house sold for $283,000 with some assist. The best part, our seller was very happy!
